Does my concrete need grinding before a new floor goes down?

Concrete grinding and surface preparation in Calexico takes the top of your slab down to clean, sound concrete so a sealer, coating or overlay has something solid to grab. It's the step you don't see once the floor is done, and it decides whether that floor holds.

Maybe you've got oil spots where the truck parks, an old painted floor that's flaking, or a new slab you want ready for a garage floor coating. The price mostly comes down to the size of the floor and what's on it now, because old paint, glue, oil and cracks all take extra work before the real grinding starts. The schedule turns on those same things, plus how the moisture check comes out and what finish goes on top. When I come out, I look at your slab and give you a written estimate for your floor, so you're not working off a number you found online.

How we handle concrete grinding and surface preparation

Prep is where a coating either holds or lets go, so we read the slab before any grinder touches it. We look for oil stains and old curing compounds first, because if either one stays in the concrete, the coating has nothing clean to hold onto. Oily spots get degreased. Then we grind to the texture the coating calls for, since each product needs a certain amount of grip. Our grinders run with dust shrouds and vacuums hooked up, which keeps the dust in the machine and out of your garage, and we vacuum the slab clean before the finish goes on.

Once the slab is prepped, it usually goes one of two ways. If you like the look of bare concrete, we follow the grind with concrete sealing to keep stains from soaking in. If the slab is too worn or patched to look right bare, concrete resurfacing and overlays put a fresh surface over the concrete we just cleaned up.

What Calexico's rules mean for concrete grinding and surface preparation

In Calexico, permit approvals go through the city's plan review and inspection division, which coordinates with the county's Air Pollution Control District too. Whether a grinding job needs a permit at your address isn't something I'll guess at, so I'll tell you at the estimate. If your job needs one, we handle the paperwork with the city or county office that covers you and book the inspections. Imperial County's air rules also call for steps to prevent, reduce or mitigate fine dust from man-made sources, and California's silica standard covers workers doing construction work like repair, renovation and removal. Those are rules about dust and the crews breathing it, and they fit with how we already run our grinders.

Most slabs I see around Calexico are garage floors with oil where a vehicle parks, older floors carrying layers of paint or patching, and shop floors that have taken a beating. We see the same mix on jobs in El Centro and Heber, and we work in other cities around Calexico too, so if yours isn't on our site, call and ask.

Why Calexico property owners call Calexico Precision Epoxy Flooring for concrete grinding

  • The owner on your job

I come out to look at your floor and write the estimate, and I'm on site with our crew while the work gets done. The person who spotted your oil stains and cracks is the one making sure they get dealt with.

  • Licensed and fully insured in California

We're licensed and fully insured, and I'm happy to go over that at the estimate. California's license board treats concrete work as its own licensed trade, so it's fair to ask any crew about theirs before they start on your slab.

  • Straight talk about your slab

I learned prep on other crews and started this business in Calexico in 2023, and what I took with me is that the concrete underneath decides how a floor holds. If your slab can't take the finish you have in mind, I'll tell you plainly at the estimate.

If you want to know what your slab can handle, send us your project details or call (442) 250-4457 and I'll come take a look.

Questions about concrete grinding in Calexico

How much does concrete grinding cost in Calexico?

Concrete grinding across the US usually costs about $1.50 to $5 per square foot. That's a national range for the grinding itself, so treat it as a rough guide and not a Calexico quote. The written estimate after I've seen your slab gives you the figure for your floor.

Is grind-and-seal or a cream polish right for my floor?

A cream polish only suits very flat, new slabs, so on an older or damaged floor you'd be looking at grind-and-seal or another finish instead. A cream polish works just the very top layer, and any flaw in the slab shows through. Grind-and-seal is a light grind to clean the surface and then a clear sealer, which one flooring company describes as the lowest upfront cost and a quick install, with the tradeoff that the sealer sits on top and needs redoing every 3 to 5 years.

Why do you test for moisture before coating a concrete floor?

Too much moisture in a slab can make a coating or flooring come loose and break down, and it can let mold and other growth start underneath. Coating makers generally require a moisture test before installation, so expect one before anything goes down. A test only shows the slab at that moment and in the spots tested, so it's fair to ask where and when it was done.

How is dust kept down when grinding concrete in a garage?

Dust is kept down with shrouds, which are covers fitted around the grinder, hooked to a vacuum. In a federal safety study, workers grinding concrete breathed silica dust at 35 to 55 times the recommended limit, and shrouds cut that exposure by at least 90%. That's why ours run shrouded, and it's a good question to ask any crew before they start.

What causes an epoxy coating to peel off a concrete floor?

Peeling usually comes down to something left on or in the concrete, like a curing compound, oil or moisture. One coating maker's guide says most concrete gets a chemical curing agent when it's poured, that these agents often keep coatings from sticking, and that they have to be removed chemically or mechanically because acid etching generally won't take them off. Grinding is the mechanical way, and it's how we handle it.

How do I tell if there's oil soaked into my garage floor?

Look for dark, discolored patches, which often mean oil, then sprinkle water on them, because if it beads up instead of soaking in, oil or grease is there. The same coating guide says an oily floor has to be degreased before any other prep, which is why we clean those spots out before the grinder goes down.

  • Concrete Sealing

If you like bare concrete, a sealer over a freshly ground slab keeps stains and spills from soaking in, though it needs a fresh coat now and then.

  • Concrete Resurfacing & Overlays

When a slab is too pitted, patched or worn to look good bare, an overlay puts a new surface over the concrete we've already ground clean.
